Approximately 32 hectares of agricultural land with existing building ruins, located in the heart of Gallura in northern Sardinia, within the municipality of Calangianus, just 20 minutes by car from Olbia.
The land is typical of the local landscape, mostly covered with tall vegetation, primarily cork oak forests, and dotted with abundant granite rock formations featuring unique shapes.
Within the property, on the boundary line, there is a disused granite quarry, inactive for several years.
The property sits at an altitude of approximately 600 meters, and from the higher points, you can enjoy partial sea views and glimpses of Tavolara Island.
A portion of the land, approximately 3.5 hectares, is well-suited for tree cultivation.
There are also two natural springs on the property, giving rise to two streams that merge into one larger stream, along which a small artificial lake has been created by building a low dam at the lower part of the land.
Regarding water availability, there is also an artesian well located near the existing buildings, providing a valuable resource during periods of drought.
Electricity is available on-site, with an active service connection.
The property includes several ruins:

A residential house of approximately 105 sqm;

A warehouse of approximately 70 sqm.
As evident from the photos, these structures are in ruinous condition and require complete restoration.
Given the size of the property, it would be relatively easy to obtain additional authorizations for the construction of new buildings related to agricultural activities, including the possibility of hospitality facilities with up to 20 guest accommodations (beds).
Access to the property is excellent: a municipal asphalt road leads directly to the boundary.
This road is particularly scenic, bordered by stone walls and tall trees forming a natural green tunnel.Nearby, there is a nature trail, developed from the former railway line connecting Monti to Calangianus, now repurposed for environmental and tourist use.
